  • David R. Povlitz
    Chairman & Founder

    Mr. Povlitz is the founder of Anago International, Inc., (AII) the predecessor to Anago Franchising, Inc., (AFI) and Anago Cleaning Systems (ACS) the parent company to AFI. Mr. Povlitz began his career in the building maintenance field by first founding Professional Building Maintenance, Inc. a janitorial service company in Detroit, Michigan in 1974 and developed many of the cleaning methods used by Anago today. In 1990, he began franchising those methods in Florida through AII. In 1995, he formed AFI to sell Master Franchises nationally. Mr. Povlitz is also the owner of the South Florida Master Franchise.

  • Adam D. Povlitz, CFE, ICE
    President

    Mr. Povlitz joined AFI in September 2009 and was appointed Director of Human Resources / Franchise Development in January 2010. In September 2010 he was appointed Vice President - Operations. In 2013 Mr. Povlitz was promoted to Executive Vice President and in April 2015, he was appointed President. Prior to joining Anago, he was employed by IBM Corporation as the Growth Initiatives & Expense Analyst for IBM North America Sales & Distribution in Somers, New York. Mr. Povlitz also holds an MBA from the University of Miami and a Lean Six Sigma Green Belt from Nova Southeastern University. He is Certified Franchise Executive and an ISSA Cleaning Industry Management Standards Expert.

  • Judy Walker, CFE
    Vice President, Marketing

    Mrs. Walker joined AFI in August 2001 and became Director of Franchise Marketing in 2002. She was appointed Vice President - Marketing in February, 2005. Mrs. Walker started with AII in 1994 and became head of the telemarketing department in August 1994. In April 1998, she became Director of Telemarketing for the South Florida Master Franchise. Previously, she was Assistant Director of Sales and Marketing for Windows on the World Restaurant in New York City. Mrs. Walker holds a Master of Science in Education from Wagner College, is a Certified Franchise Executive, and is fluent in English, Spanish, and Italian.

  • Lisa Ritenour
    Vice President, Internal Operations

    Mrs. Ritenour has served as our Compliance Banking Officer since January 2010 and our Director of Financial Systems / Human Resource Manager since September 2012. In January 2013 Mrs. Ritenour was appointed Vice President of Internal Operations. Mrs. Ritenour has also served as a Director of Anago of South Florida since January 2006 and served in that company's Operations and Accounting Department from 2000 through 2010. Mrs. Ritenour holds a Master of Science in Criminal Justice from Everest University.

  • Juan Catoni, ICE
    Vice President, Franchise Operations

    Mr. Catoni was appointed Vice President of Franchise Operations in 2014. He started with Anago of South Florida in September, 1995, as an Operations Manager. He became Director of Operations in 1998 for the South Florida Master Franchise, and was promoted to the position of Regional Director in 2002. Mr. Catoni was also the Regional Director of our affiliate, Anago of the Treasure Coast from May 2007-2013. He received a Bachelor's degree in Business Administration from the "Instituto de diseno caracas", Caracas, Venezuela and is an ISSA Cleaning Industry Management Standards Expert. Mr. Catoni is fluent in English, Spanish and Italian.

David Povlitz, Chairman and Founder of Anago Cleaning Systems, owned and operated a commercial cleaning business in the suburbs of Detroit, Michigan for over 15 years. He obtained several blue chip cleaning contracts, such as the Pontiac Silverdome and the million square foot McNamara office building. He realized the need for an organized work order program and created one, along with a marketing and sales program to ensure growth. He perfected these systems when he moved to South Florida in 1989 and Anago was born.

The name Anago is derived from the Greek-Latin term "anagogue", meaning to guide or uplift. Anago was founded with that principle - to guide and uplift the lives of our Master and Unit Franchisees to achieve success.

By 1991, Povlitz was offering individuals the chance for business ownership though Anago's Unit Franchise program. By 1995, the first Master Franchise was sold, and continued growth has led Anago Cleaning Systems to achieve over 35 Master Franchise locations and over 2,400 Unit Franchisees across the U.S. and internationally. NBDS (New Business Development System)

Used to identify commercial cleaning accounts within a Master Franchise Owner's territory, the NBDS provides customer contact information to your sales team, who can then price the services and prepare the cleaning proposal. The NBDS compiles a comprehensive profile on each prospect.

IGAS (Invoice Generating and Account Statement)

IGAS coordinates almost all the financial operations of your Master Franchise, from automated billing, producing account statements, and providing cash flow and financial data. IGAS assists with monitoring critical business functions for you and your Franchisees.

HOW MANY EMPLOYEES DO I NEED?

There are 4 key tasks in a Master office. As an Anago Master Owner, you may take one or more of these positions:

HOW MUCH MONEY CAN I MAKE?

With one of the most competitive royalty structures in the franchised commercial cleaning industry, and multiple revenue streams, your income potential is unlimited! Here is a description of the 12 primary revenue streams:

  • The Unit Franchisee pays cash for their franchise, or pays a down payment based on the program selected.
  • The balance of the franchise fee is financed by the Master, so you collect a monthly note payment from the Unit.
  • The Master collects royalty and administration fees for all janitorial contracts assigned to the Unit.
  • When the Unit wants additional contracts above what was purchased in their original program, the Master collects a commission fee down payment.
  • The Master also collects a note payment for the additional work.
  • The Master provides ancillary services, such as floor care or one-time services to clients. These services have a high profit margin.
  • The Master collects an advertising fee from the Franchisees to assist in expanding their client base.
  • The Franchisee can elect to pay a fee to the Master to guarantee payment on all contracts, whether the client pays or not.
  • The Master can assist his/her Franchisees in purchasing equipment and supplies, with markup and interest.
  • The Master Owner enjoys a margin on apparel and promotional item purchases.
  • The Master collects a fee for administering our national insurance program to their Franchisees.
WHAT ARE THE FINANCIAL REQUIREMENTS TO PURCHASE AN ANAGO MASTER?
  • Franchisee fees start at $59K
  • Working Capital Requirements: $154K - $257K (including franchise fee)
  • You will need $10K+ to set up your office. You will be selling franchises and cleaning contracts upon opening, thereby decreasing the amount of working capital you will need.
WHAT FEES ARE DUE TO THE FRANCHISOR?

Anago Cleaning Systems has one of the most competitive royalty structures in the commercial cleaning industry!

5% royalty on recurring monthly collections only - Anago has one of the most competitive royalty structures in the industry! No royalty is due on what you don't collect!

A one-time flat fee of $400 for every Unit Franchise sold. The larger the down payment you receive, the more you get to keep. Our competitors charge a percentage of the down payment you receive, and some even charge a percentage of the note! Anago only charges the one-time fee.

A 1% administrative support fee on total monthly collections. Again, only due on what you collect not what you bill.

All fees paid to the Franchisor are collected from the Unit Franchisee.

WHAT ELSE DOES THE FRANCHISE FEE COVER?

The franchise fee for most major U.S. territories is currently $59K. The fee includes a 20+ page fully search engine optimized website, specific to your Master territory. Also included is all the on-site training our team will provide to you on every aspect of the business, from advertising for Unit Franchisees to bidding on cleaning contracts.

HOW DO I FINANCE MY ANAGO MASTER FRANCHISE?

Anago Cleaning Systems has one of the lowest franchise fees in the commercial cleaning industry which makes it an outstanding opportunity for the aspiring entrepreneur. Anago wants you to have as much working capital available as possible to get your business going. Here are some ideas on how to finance your Master Franchise:

  • Cash savings - This is an excellent source of funding as you don't have to rely on third parties or on interest rates.
  • 401K or IRA - You can use your 401K or IRA retirement savings to finance your business without facing the financial penalties for early withdrawal. This is a very popular option as it allows you to in effect, lend money to yourself. You will need to contact a professional to assist you in setting this up. You will be building and mentoring your team of employees to support your Unit Franchisees, and developing your client base through sales and marketing efforts. You will also be networking with other business owners in your area to create local market awareness for your services. As an Owner, you control your time in the office - and away from the office. HOW DOES THE MASTER SELL CLEANING CONTRACTS?

Anago services all types of commercial properties, such as multi-tenant office buildings, schools, banks, insurance companies, car dealerships, outpatient surgery centers, and day-care centers.

Anago's clients sign a 1-year, automatically renewable contract, which translates into a stable revenue stream for the Master.

5% royalty on recurring monthly collections only - Anago has one of the most competitive royalty structures in the industry! No royalty is due on what you don't collect!

A one-time flat fee of $400 for every Unit Franchise sold. The larger the down payment you receive, the more you get to keep. Our competitors charge a percentage of the down payment you receive, and some even charge a percentage of the note! Anago only charges the one-time fee.

A 1% administrative support fee on total monthly collections. Again, only due on what you collect not what you bill.

All fees paid to the Franchisor are collected from the Unit Franchisee.
